Business rates exemptions - empty properties

Non-industrial properties

Examples of non-industrial properties include:

  • retail shop
  • office
  • restaurant

You can claim a 3-month exemption starting from when the property first becomes vacant. This exemption applies to the property itself and doesn't reset if there's a change in ownership.

Once the 3-month exemption has expired, the full business rate charge will be due. The exemption can only be further applied once the property has been occupied for a minimum period of 6 weeks.

From 1 April 2024, the legislation has been updated. It now determines that:

  • a further period of exemption may only be applied once the property has been occupied for a minimum period of 13 weeks
